What financing can I discuss with Peacock Mortgage?

Purchase financing, refinancing, cash-out refinancing, and DSCR financing for business-purpose investment properties held in LLCs. Availability and specific terms depend on the state, property, transaction, and applicable program requirements.

What is a DSCR loan?

DSCR stands for debt service coverage ratio. DSCR financing evaluates a property’s rental income in relation to its debt obligations. The exact calculation and qualifying requirements depend on the program.

Can I qualify without personal income documentation?

In some qualifying DSCR transactions, personal income documentation may not be required. The property’s rental income and other program requirements still apply. This does not mean every property qualifies or that all documentation is waived.

Is financing available in every state?

State availability must be confirmed for your specific transaction. Our activities are limited to states and transactions where a lending or mortgage-broker license is not required for the specific role we perform. Selecting a state on the inquiry form identifies the property location; it does not confirm availability.

Does using an LLC automatically mean no license is required?

No. LLC ownership alone does not establish an exemption. The applicable state requirements, property use, transaction, and specific lending or brokerage activities must be reviewed. Peacock Mortgage limits its activities to circumstances where a license is not required for the role performed.

Is LLC ownership enough to qualify?

LLC ownership is one part of the review. The property’s use, financing purpose, location, and other transaction details also matter. An LLC does not establish loan eligibility or approval.

Can I access equity through a cash-out refinance?

A cash-out refinance may allow an eligible investor to access equity in an investment property. Availability, proceeds, costs, and terms depend on the property value, existing debt, state, and applicable program requirements.

What if my LLC has not been formed yet?

Tell us whether the LLC already exists or is planned. Any ownership and borrower requirements must be confirmed for the proposed transaction.

What should I include in my first inquiry?

Your name, preferred contact details, the property’s state, your LLC status, and a short description of your financing goal are enough to begin a conversation. Do not include Social Security numbers, bank account details, or sensitive documents in this initial inquiry.

Does an inquiry mean my loan is approved?

No. An inquiry starts a conversation about your financing needs. It is not a loan application, approval, rate lock, or commitment to lend.
